Prior Lake Neighborhoods: A Local’s Guide

I’ve lived in Prior Lake since 1986 and sold homes here for 22 years. This is my take on each area: what it’s like and what homes sell for.

Median home, 12 mo$525K
Median single-family, 12 mo$620K
Median townhome, 12 mo$366K
Median lakefront, 12 mo$1.10M

Lakefront homes, golf course neighborhoods, 1970s split-levels, new construction, townhomes and condos: the range is wide, and the right fit depends on what you’re after. The neighborhoods below are grouped by type.

Prices are closed sales from the MLS for homes with Prior Lake mailing addresses, which include parts of Credit River and Spring Lake Township. Each neighborhood shows sales from the last 12 months, or a longer window where only a few homes sold. For the citywide numbers, see the housing market page.

Based on information from the Regional Multiple Listing Service of Minnesota, Inc. for the period January 1, 2012 through September 28, 2026: Prior Lake home sales and homes for sale, by neighborhood. Data believed to be accurate but should be independently verified.

A note on school assignments

New elementary boundaries took effect this fall for the 2026-27 school year. WestWood is no longer a neighborhood school, and La ola del lago, the district’s Spanish immersion school, is in the WestWood building now. Look up any address in the district’s 2026-27 school finder. A few neighborhoods with Prior Lake mailing addresses are in the Lakeville, Shakopee or Jordan school districts instead, and their sections say so. More on the district is on the schools page.

Lakefront, estate and acreage homes

Last 12 months: the median lakefront home in Prior Lake sold for $1.10M (55 sales). Homes in the four neighborhoods below sold for a median of $1.14M (12 sales).

Lakefront here means the lot touches the water. Lake homes are hard to compare because every lot is different: shoreline shape, water exposure, lot slope, views and the dock setup all change the price. If you want the lake without buying lakefront, see the lake association neighborhoods below.

The Territory

The Territory is in Credit River, southeast of the city, with Prior Lake mailing addresses. It’s a planned community of custom homes built from 2004 to 2023 on lots of about a half acre to an acre, with a shared lodge and pool, a splash pad, playgrounds and paved trails. The HOA runs about $235 to $310 a month and includes the lodge and trails. Homes share a community well and septic system. In MLS records, every home sold here is in the Lakeville school district. Homes sold for $925K to $1.43M in the last 12 months (5 sales, median $1.18M).

Grey Fox Estates

Custom homes on lots of about 2.5 acres and up in Credit River, near Cleary Lake Regional Park, with Prior Lake mailing addresses and a rural feel. Most were built from 2000 to 2011, many of them walkout ramblers. The homes are on private wells and septic, and the HOA is small, about $100 to $250 a year, mostly for architectural controls. Grey Fox is split between two school districts: in MLS records, about half the homes sold here are in Prior Lake-Savage schools and half in Lakeville schools, so check the address before you buy. Homes sold for $926K to $1.42M in the last 12 months (6 sales, median $1.04M).

Harvest Bluffs

Acreage lots of about 2.5 to 3.2 acres in Spring Lake Township, south of the city, with Prior Lake mailing addresses. Custom homes by Moderno Homes and other builders, on private wells and septic. Homes sold for $900K to $1.45M from 2021 to 2023 (5 sales), and no home here has sold through the MLS since. In late September 2026 one home was for sale.

Scenic Bay Estates

Wooded acreage lots with lake access in Spring Lake Township, south of the city, with homes built from 2022 to 2025. In MLS records, the homes sold here so far are in the Lakeville and Jordan school districts. Three homes sold here in the last three years.

Golf course and newer neighborhoods

Last 12 months: single-family homes in these neighborhoods sold for a median of $740K (31 sales).

The Wilds and Legends Club are built around golf courses. The others went up in 2018 or later, and in late September 2026 Pike Lake Landing and Aspen Ridge still had new homes for sale. Across Prior Lake, 19 new homes sold in the last 12 months, with a median of $930K.

The Wilds

A golf course community around The Wilds Golf Club (designed by Tom Weiskopf and Jay Morrish), near Mystic Lake Casino in northwest Prior Lake. It takes in several smaller neighborhoods: The Wilds North and South, Sterling North and South, the Villas, the Woods, the Preserve and The Approach. Housing ranges from townhomes to detached villas and custom homes, built mostly from the late 1990s to the mid 2010s. There are several HOAs with different fees. The Villas’ HOA is higher because it covers lawn, snow and exterior upkeep. Paved walking trails run through the neighborhood. Single-family homes sold for $550K to $1.18M in the last 12 months (17 sales, median $840K). Townhomes sold for $520K to $875K in the same 12 months (9 sales, median $584K). More on the course is on the golf page.

Legends Club

Homes on lots of about 1.5 to 3.75 acres along the Legends Club golf course, in Credit River with Prior Lake mailing addresses. They were built from 2000 to 2012. In MLS records, every home here is in the Lakeville school district. Homes sold for $950K to $1.95M from 2021 to 2025 (7 sales, median $1.23M). Only one has sold in the last three years, for $1,950,000 in September 2025. In late September 2026 one was for sale. Like The Wilds, the course is open to the public.

Jeffers Pond

Years ago I helped Mr. Jeffers clear brush on the land where the elementary school sits now. Today Jeffers Pond is a neighborhood of single-family homes and townhomes in northwest Prior Lake, built in phases from the early 2000s to the mid 2010s around the pond and its walking trails. Jeffers Pond Park has ball fields, basketball, an ice rink, a nature preserve and trails. Single-family homes sold for $496K to $730K in the last 12 months (13 sales, median $650K). Wensmann-built townhomes sold for $320K to $415K in the same 12 months (7 sales, median $385K).

Raspberry Ridge

Two-stories, split-levels and ramblers in north Prior Lake near Jeffers Pond, built from the late 1980s to the early 2000s, next to Raspberry Ridge Park. No HOA. The townhomes along Raspberry Ridge Road are platted as part of Jeffers Pond, so their sales are counted there. Homes sold for $465K to $615K in the last 12 months (8 sales, median $518K).

Carriage Hills

Two-story and split-level homes on the northeast side next to Carriage Hills Park, built mostly from 1992 to 1996. No HOA. It’s close to County Road 42 and Highway 13, and near Lower Prior Lake’s Cow Bay. Homes sold for $350K to $645K in the last 12 months (6 sales, median $494K).

Neighborhoods with lake association access

You don’t have to buy lakefront to get lake access

Many Prior Lake neighborhoods have their own lake associations with a beach, docks or a private launch. Some associations are voluntary with yearly dues; at others, every home pays dues. Slips, waitlists, fees and what’s included differ from one association to the next, so ask the association about slips and dues before you buy.

Oakland Beach

An established neighborhood on the east shore of Lower Prior Lake with a wide range of homes, most of them built in the 1970s. The lakefront homes have mostly been remodeled or rebuilt. The off-lake homes are more modest, and many could use updating. The Oakland Beach Association has a private boat launch, dock slips, a sandy beach with a swimming area, a picnic pavilion, a fire pit and parking. That’s the draw for the off-lake homes: lake access for less than a lakefront price. In the last three years, two lakefront homes here sold, and off-lake homes sold for $440K to $655K (4 sales).

Windsong on the Lake

Custom homes on the west end of Lower Prior Lake, built from the late 1980s to the early 2000s. The association has boat docks, a sandy beach, a pavilion, a tennis and pickleball court and a basketball court. Homes sold for $724K to $970K in the last three years (4 sales, median $791K).

Inguadona Beach

Older cottages and remodeled homes on the south shore of Upper Prior Lake, a short walk from Charlie’s on Prior. Some homes here date to the 1920s. The Inguadona Beach Association provides shared beach access and boat slips, with annual dues, a separate slip fee and an initial investment. Homes sold for a median of $343K in the last three years (6 sales). One of them was lakefront.

Boudin’s Manor

Splits, ramblers and two-stories on generous lots in northeast Prior Lake, near the north end of Lower Prior Lake and next to Boudin’s Acres Park. Most homes were built in the 1960s and 1970s. The Boudin’s Manor Association is voluntary. Members get a private boat launch, dock slips, a beach, a picnic pavilion and a volleyball court. Homes sold for $300K to $425K in the last 12 months (4 sales, median $368K).

The Willows (Willow Beach)

Tudor-style split-levels, two-stories and ramblers on generous lots in southwest Prior Lake, built from the 1970s through 1990. The Willow Beach Association has a large sandy beach with a swimming area, docks and a picnic area on Upper Prior Lake. Homes sold for $375K to $725K in the last three years (8 sales, median $438K).

The Harbor

Lakefront townhomes on Lower Prior Lake, off County Road 42, plus a few single-family homes. The townhomes were built from 1982 to 1991, and many have been remodeled. Homes pay monthly association dues, which vary by type of home. The association has a heated pool, a tennis court, a sport court, a sandy beach, a lakeside fire pit and boat slips. Townhomes sold for $580K to $770K in the last two years (4 sales). One single-family home sold in that time.

Mitchell Pond

A small neighborhood near Lakefront Park, off Highway 13 and Ridgemont Avenue, with homes built from 1977 to 1987. Every home pays annual dues to the Mitchell Pond Homeowners Association, which keeps a beach, a swim platform, a dock, a fire ring and picnic tables on Lower Prior Lake. Ask the association about boat slips. One home here sold through the MLS in the last three years. In late September 2026 one was for sale.

Crystal Bay

Townhomes, twin homes and a few single-family homes on Upper Prior Lake in northwest Prior Lake, built from 2006 to 2017. Most sit on the water, and listings here have come with an assigned boat slip. In the last 12 months, a townhome and a single-family home sold here.

Spring Lake Estates

A small subdivision on the west side of town with homes built from 2011 to 2013. The association keeps a gated beach, a boat landing and a common dock on Spring Lake, and there’s a neighborhood park with a basketball court, a ball field and a playground. Spring Lake, about 590 acres, is separate from Prior Lake: it drains into Upper Prior through a culvert, and you can’t boat between them. Four homes here have sold through the MLS, most recently for $712,000 in October 2024.

Other lake associations

Lakeside Manor, near Candy Cove on Lower Prior Lake, has an association with docks, a boat launch, a beach and a picnic area. Island View, in northwest Prior Lake, also has lake access through its association. More neighborhoods have associations than this page covers. If lake access matters to you, ask about slips, waitlists and yearly costs, which differ from one association to the next.

Entry-level single-family homes

Last 12 months: homes in these three neighborhoods sold for $378K to $450K (13 sales, median $425K).

If you’re buying your first home or working with a tighter budget, these are the lower-priced single-family neighborhoods on this page. The tradeoff is usually an older home, less space or some updating. Single-family homes under $350K were rare in the last 12 months (17 of 332 sales, or 5%), so the townhomes and condos in the next section are the other place to look.

Sand Pointe

Split-levels and ramblers in northeast Prior Lake, built in the 1980s and early 1990s, next to Sand Point Beach on Lower Prior Lake (one of the two city beaches on the lake). It’s about 2 miles from downtown. No HOA. Homes sold for $378K to $430K in the last 12 months (6 sales, median $393K).

Woodridge Estates (Woodview Court SE)

Two-story and split-level homes on Woodview Court SE, Horizon Trail SE and Toronto Avenue SE, about a mile south of downtown, built mostly from 1992 to 1999. No HOA. Homes sold for $410K to $450K in the last 12 months (5 sales, median $435K).

Casey’s Addition

The James A. Casey plats sit along Casey Parkway in east Prior Lake, near Cleary Lake Regional Park. The ramblers and split-levels here were built from about 1970 to 1987, on lots of about a half acre to 1.6 acres with private wells and septic. No HOA. Homes sold for $400K to $425K in the last two years (5 sales, median $420K).

Townhomes and condos

Last 12 months: townhomes and condos in the communities below sold for $90K to $578K (50 sales, median $326K). Across Prior Lake, the median townhome sold for $366K (116 sales) and the median condo for $200K (9 sales).

What to think about as you explore

  • Lake access: Direct lakefront, association access with a beach and a slip, or a public launch nearby. Very different experiences at very different prices.
  • HOA: Some communities charge a small fee for architectural controls. Others charge more each month and cover lawn, snow and exterior upkeep. Ask what the dues include before you compare prices.
  • Mailing address: A Prior Lake mailing address doesn’t always mean the city of Prior Lake. The Territory, Legends Club and Grey Fox Estates are in Credit River, and Harvest Bluffs and Scenic Bay Estates are in Spring Lake Township. Taxes and services follow the city or township the home is in.
  • School district: Boundaries changed for 2026-27, so check the address in the district’s 2026-27 finder. Check the district itself, too: some Prior Lake addresses are in the Lakeville, Shakopee or Jordan districts.
  • Well and septic: Grey Fox Estates, Harvest Bluffs and the Casey plats are on private wells and septic systems, and The Territory shares a community well and septic. Plan on inspections before you buy.
  • Commute routes: Your daily drive to Highway 13, Highway 169 or County Road 42 changes a lot depending on which part of town you’re in. Drive the route at rush hour before you commit. The commute guide has typical drive times.
  • Lot and home age: Prior Lake has everything from 1920s lake cabins to homes finished this year. Age isn’t good or bad, but it changes what you budget for upkeep and updates.
  • Nearby towns: Still choosing a town? See Prior Lake side by side with Savage, Shakopee, Lakeville and Burnsville.
