Prior Lake Neighborhoods: A Local’s Guide
Prior Lake has over 30 distinct neighborhoods, and they’re not all the same. Lakefront estates, golf course communities, established 1970s splits, brand-new construction, maintenance-free townhomes, affordable condos. The range is wider than most people expect, and the right fit depends entirely on what you’re looking for.
I’ve sold homes across every part of this city for 22 years. This page is how I’d walk you through the neighborhoods if we were driving around together — what each area feels like, what you’ll pay, and the things that don’t show up on a listing sheet.

A note on school assignments
ISD 719 (Prior Lake-Savage Area Schools) is redrawing elementary attendance boundaries for the 2026-27 school year. WestWood Elementary is closing as a neighborhood school, and every neighborhood currently zoned to WestWood will be reassigned. Neighboring school zones will shift too. Luxury and lakefront ($700K+) LUXURY
Prior Lake’s luxury tier includes direct lakefront properties, golf course estates, and newer custom-home developments on acreage. Every property at this level is unique — shoreline shape, water exposure, lot slope, views, and dock setup all matter. Comparisons get complicated fast, and that’s where having someone who knows the lake house by house makes a difference.
Oakland Beach
Established neighborhood on Lower Prior Lake’s southeast shore with a wide range of housing. The direct lakefront homes are true luxury — substantially remodeled or fully rebuilt, walkout ramblers and two-stories, 2,400-3,600+ sqft, running $895K+. The off-lake homes with association access are a different story: more modest mid-century and 1980s-era homes, many of which could use updating, in the $500K-$670K+ range. The Oakland Beach Association is voluntary and provides a private boat launch, dock slips, sandy beach with a swimming area, a picnic pavilion, fire pit, and dedicated parking. Boat lifts are permitted when lake levels allow. Dock slips have a waitlist, but subleasing keeps most members able to get one — seniority determines permanent assignments. The appeal of the off-lake homes here is the association access at a lower price point than buying lakefront. Currently zoned to WestWood Elementary, which means reassignment is coming for 2026-27.
Windsong on the Lake
Only 36 homes in this exclusive community on Lower Prior Lake’s western shores. Every homeowner gets deeded lake access, a guaranteed boat slip, and access to 440 feet of private sandy beach. Custom homes built in the late 1990s to early 2000s, 3,000-4,000+ sqft. The HOA covers the boat docks, beach, pavilion, tennis/pickleball court, basketball court, and over 4 acres of common grounds. Sales have ranged from $724K to $910K+. Premium Fourth of July fireworks views from the community beach. Jeffers Pond Elementary.
The Territory
Luxury custom homes with a community lodge, trails, and playgrounds in NW Prior Lake. Large lots and high-end builds. One of the newer luxury communities in town. Note: some addresses in The Territory fall in ISD 194 (Lakeville) rather than ISD 719 — verify before buying.
Grey Fox Estates
Upscale estate development in Credit River Township with large lots and a rural feel, near Cleary Lake Regional Park. Custom-built homes from 2006 onward — walkout ramblers with vaulted ceilings, Cambria countertops, multiple fireplaces. Recent sales around $925K+. Very low HOA, mostly architectural controls. Feeds to Grainwood Elementary, then Hidden Oaks Middle and Prior Lake High School. Minutes from I-35 with a semi-rural setting that feels far from the suburbs.
Maple Glen
Historic area on Prior Lake’s SW side — this is actually the site of the original village store and post office from the 1850s-1870s. Today it features custom-built homes with quality craftsmanship. Listings run $699K-$750K+. Small neighborhood, no HOA.
Spring Lake Estates
Architecturally controlled subdivision bordering Spring Lake with deeded lake access, private dock slips, a sandy beach, and a fishing pier. Strict building standards maintain a consistent look throughout. Custom builds running $500K-$900K+. The HOA covers the common lake access, dock usage, and garbage. Still developing — additional lots are planned. Great hiking and biking access through Spring Lake Regional Park.
Harvest Bluffs
One of Prior Lake’s newest premium neighborhoods. 26 acreage lots (2.5 to 3.71 acres each) with mature trees and rolling bluffs. Custom homes by Moderno Homes and others, private well and septic. Active listings around $1.5M+, with the developer marketing homes from the $600Ks. Only a few lots remain. About 7 minutes from downtown.
Hickory Shores
D.R. Horton-built subdivision in SW Prior Lake near Crystal Lake. Mix of single-family homes and some townhomes built 2008-2019, craftsman style, 3,100-4,700+ sqft. Homes range $575K-$735K+. The neighborhood has sidewalks, pathways, a fishing pier, and picnic area. Crystal Lake has a city fishing dock. The townhome section has its own HOA. Close to Hwy 13.
Other luxury/new construction
Pike Lake Landing — New construction by Robert Thomas Homes and Ron Clark Construction near Pike Lake. Starting around $680K, villas $1M+. SE Prior Lake.
Aspen Ridge — 46 executive homesites (quarter-acre to 2+ acres) surrounded by protected wetland. Key Land Homes and Distinctive Design Build. Building began fall 2025.
Scenic Bay Estates — Wooded acreage lots with lake access, developed by Moderno and Arc Properties. Note: some lots may fall in ISD 194 (Lakeville) rather than ISD 719.
Radermacher’s / Upper Prior Lake shoreline — Direct lakefront homes on Upper Prior Lake. Some of the most prestigious addresses in Prior Lake.
Mid-range established ($400K-$700K+) MID-RANGE
This is where a lot of Prior Lake’s housing sits. Established neighborhoods with mature trees, good lot sizes, and proximity to schools and parks. Most of these are single-family homes built from the 1990s through the 2010s. This tier tends to move at the pace of the broader market.
The Wilds
Prior Lake’s most recognized address. A master-planned community surrounding The Wilds Golf Club (designed by Tom Weiskopf and Jay Morrish), near Mystic Lake Casino. The community includes multiple sub-neighborhoods: The Wilds North, South, Sterling North, Sterling South, Villas, Woods, Preserve, and The Approach. Housing ranges from condos and attached townhomes to detached villas and custom single-family homes. The single-family core runs $500K-$890K+ with a median around $540K. Townhomes and condos start around $280K. Multiple sub-HOAs with varying fees — the Villas have a higher monthly HOA that covers lawn, snow, and exterior maintenance. Abundant paved walking trails. Jeffers Pond Elementary.
Jeffers Pond
The neighborhood I have the most personal connection to — I helped Mr. Jeffers clear brush from the land where the elementary school sits now. Today it’s a hub for NW Prior Lake, centered around its namesake pond, walking trails, and the highly rated Jeffers Pond Elementary (top 5% statewide). Multiple build phases from the early 2000s through 2012+, with single-family homes ($475K-$600K+) and Wensmann-built townhomes ($375K-$525K+). Jeffers Pond Park covers nearly 14 acres with baseball fields, basketball, an ice rink, a nature preserve, and walking trails. The pond itself is 11 acres and stocked with fish by the DNR.
Trillium Cove
Pulte Homes subdivision in NE Prior Lake, built 2018-2020. Mix of single-family homes, townhomes, and slab ramblers. Listings run $539K-$560K+. Centered on a natural wetland area with good trail access. About a mile from Sand Point Beach and lake access. Near Hwy 13 and 169 for commuting.
Carriage Hills
Established 1990s neighborhood on Prior Lake’s NE side adjacent to Carriage Hills Park. Predominantly single-family homes (two-story and split-level), 1,400-3,900 sqft. Typical range $350K-$550K+. No HOA. This neighborhood was a focal point during the 2019 school boundary realignment — parents fought to keep it zoned to Jeffers Pond Elementary, and it stayed. Convenient access to CR 42 and Hwy 13. Near Lower Prior Lake’s Cow Bay area.
Cardinal Ridge
Established 1990s single-family neighborhood in SE Prior Lake with spacious lots (0.31 acres typical). Split-entry and two-story homes, 4BR/2-4BA. Current values $427K-$461K+. No HOA. Feeds to Hamilton Ridge Elementary (technically in Savage but serving this part of Prior Lake under ISD 719).
Knob Hill
Peaceful neighborhood with its own park featuring nature-filled walking trails, in the Wilds/SW Prior Lake corridor. Homes range $480K-$575K+. Quiet and close-knit. (Note: there’s a separate “Knob Hill” in Lakeville — this is the Prior Lake one.)
Enclave at Cleary Lake
Modern community of 64 homes near Cleary Lake Regional Park, built 2014-2017 by Ryland/CalAtlantic. Single-family, 4-5BR, 3-car garage, energy-efficient construction. Current values $430K-$500K+. Low annual HOA. The development includes its own walking trails and city park, plus you’re right next to Cleary Lake for golf, camping, beach access, and cross-country skiing.
Other mid-range neighborhoods
Parkwood Estates — Construction began in 2022 by Brandl Anderson and OneTenTen Homes near downtown.
Summit Preserve — Mostly two-story homes, construction began in 2018.
Springview Meadows — D.R. Horton construction beginning in 2022, farmhouse style. Just west of Spring Lake. $550K-$750K+.
Crystal Bay — Executive townhomes and twin homes in NW Prior Lake with lakefront and lake access. Two separate HOAs.
Neighborhoods with lake association access
You don’t have to buy lakefront to get lake access
Over a dozen neighborhoods have their own lake associations that provide boat slips, private beaches, and dock access. Association structures vary — some are mandatory with monthly dues, others are voluntary with annual fees for different tiers of access. Waitlists, initiation fees, and what’s included all differ by association.
Inguadona Beach
One of Prior Lake’s oldest neighborhoods, with a history that goes back to 1927 when developer C.O. Hennen promoted it as “end of the trail” (the Dakota meaning of Inguadona) with lots selling for $5 a month. Today it’s a charming mix of older cottages and remodeled homes on Upper Prior Lake’s SW shore. The Inguadona Beach Association — described as the area’s oldest and most established HOA — provides shared beach access and boat slips (annual dues and an initial investment apply). Homes range from $265K fixer-uppers to $940K+ lakefront. Walking distance to Charlie’s on Prior and downtown. Five Hawks Elementary.
Boudin’s Manor
Another neighborhood with deep roots — Boudin Street still exists from the original resort era. About 50 households in this quiet NE Prior Lake neighborhood, with a mix of 1960s-1980s splits, ramblers, and two-stories on generous lots. The Boudin’s Manor Association is voluntary and provides a private boat launch, 32 dock slips, a picnic pavilion, and a volleyball court. Dock assignments stay with the property when a home sells, and there’s typically a waitlist for open slips. No boat lifts allowed. Basic membership is free; annual dues apply for boat slip or launch privileges. Current values $300K-$425K+, making this one of the more affordable ways to get lake-lifestyle access in Prior Lake. Adjacent to Boudin’s Acres Park.
The Willows (Willow Beach)
Established 1970s neighborhood on Prior Lake’s SW side. Tudor-style split-levels, two-stories, and ramblers on generous lots (0.35-0.55 acres). The Willow Beach Association is voluntary and controls a large beach and picnic area on Upper Prior Lake. Membership tiers range from basic beach access to dock privileges — floating slips, lift slips, and personal watercraft spots are each separate waitlists, and all tend to have significant wait times. Subleasing is sometimes available. A stock certificate purchase is required for new members. The association runs monthly summer activities like ice cream socials, fishing contests, sand castle building, and potlucks. Homes range $375K-$600K+. Quiet, low-traffic streets. Five Hawks Elementary.
The Harbor
Resort-style lakefront community on Lower Prior Lake, just west of Highway 13 off County Road 42. About 61 properties total: 47 townhomes plus single-family homes both on and off the main property. Membership is mandatory. Amenities include a heated swimming pool, sandy beach, sport court, fire ring, and dedicated boat slips — lifts are allowed in most slips, and there’s no waitlist. The townhomes were built around 1982-1991 and many have been extensively remodeled, 2,700-3,100 sqft with walkout designs overlooking the lake. Monthly association dues vary by property type (townhomes pay more since exterior maintenance is included), plus an annual dock fee. Waterfront units $749K-$925K+; some Harbor View units in the mid-$400Ks. Jeffers Pond Elementary.
Mitchell Pond
Tiny 24-lot neighborhood near Lakefront Park, off Highway 13 and Ridgemont Ave. Membership in the Mitchell Pond Homeowners Association is mandatory. The association maintains a beach, swim platform, fire ring, picnic tables, and electrical outlets on the water. Four boat slips can accommodate lifts, assigned by seniority. Annual dues cover the common area; an additional fee applies for a boat slip, with an initiation fee for new members. No waitlist — with only 24 lots, turnover is infrequent but spots are generally available. One of the smallest and most intimate lake associations in Prior Lake.
Other lake associations
Several more neighborhoods have lake associations that aren’t detailed above. Crystal Cove, Lakeside Manor, and Island View all have lake access through their associations. Windsong on the Lake, Oakland Beach, and Spring Lake Estates are listed in the luxury tier above but also function as lake association communities with deeded access, boat slips, and shared beaches.
The full list of Prior Lake’s lake associations is longer than most people realize. If lake access is a priority in your home search, ask about association availability, waitlists, and annual costs — they vary significantly from one neighborhood to the next.
Entry-level ($280K-$400K+) ENTRY-LEVEL
If you’re buying your first home or working with a tighter budget, Prior Lake has options. You’re getting the same schools, the same parks, and the same lake access as the higher-priced neighborhoods. The tradeoff is typically smaller lots, less square footage, or homes that need some updating.
Sand Point
Established neighborhood near Upper Prior Lake, right next to Sand Point Beach (one of Prior Lake’s two public swimming beaches). Mix of 1970s-1990s split-levels and ramblers, 1,400-2,200 sqft. Homes range $375K-$500K+. No HOA. Great location — close to downtown, Hwy 13, and the narrows between Upper and Lower Prior Lake. School assignment depends on exact address (Grainwood or Jeffers Pond — check the boundary tool).
Woodview Estates
Affordable 1990s single-family subdivision on Woodview Court SE. Two-story and split-level homes, 4-5BR, 2,150-2,300 sqft. Estimates run $344K-$392K+. No HOA. One of Prior Lake’s most accessible neighborhoods for first-time buyers. Near Lower Prior Lake.
Casey’s Addition
Semi-rural area along Casey Parkway in western Prior Lake with large lots (half-acre to 1.6+ acres) and 1970s-80s ramblers and split-levels. Most homes in the $300K-$500K+ range. No HOA. Rural character with large setbacks. Near the Prior Lake/Savage border. School assignment varies by address — some parcels feed to Savage schools.
Townhomes and condos
Prior Lake has a solid selection of attached housing across a wide price range. HOA fees and rules vary significantly between communities, so always ask for the specifics — what’s covered, what’s not, and what restrictions apply.
Tower Place Condominiums
The most affordable ownership option in Prior Lake. 69-unit complex built in 1988, right in the heart of town. 1BR units around $120K, 2BR around $150K-$165K+, 3BR around $190K-$195K+. The monthly HOA is higher than most, but it’s all-inclusive: electricity, gas, heating, water, insurance, lawn care, snow removal, underground heated parking, pool, fitness center, community room, and storage. You basically just pay your electric bill. Walkable to downtown. Five Hawks Elementary.
Eagle Creek Villas
Maintenance-free villa and townhome community on Priorwood Street SE, built around 1997. Many units offer one-level living. 2BR units $270K-$335K+, larger 3-4BR units $330K-$429K+. Monthly HOA covers insurance, lawn, snow, trash, and grounds maintenance. Walking distance to downtown and St. Michael Church. Five Hawks Elementary.
Priorwood
Late-1990s townhome community on Prior Lake’s SE side, separate from but adjacent to Eagle Creek Villas on the same street. Walkout basements backing to ponds. 3BR units, 1,400-2,400 sqft. Range $296K-$480K+. Monthly HOA covers structure maintenance, insurance, lawn, snow, trash, and sprinkler system. Rental restrictions may apply. Five Hawks Elementary.
Deerfield
Planned community with five distinct sub-associations: condominiums, villas, coach homes, twin homes, and single-family homes on Fish Point Road SE. The diversity of housing types makes this one of Prior Lake’s most varied neighborhoods. Coach homes run $355K-$475K+; single-family homes are higher. Each sub-association has its own board, fees, and rules. Near the middle school campus and Cleary Lake Regional Park. Protected wetland views. Five Hawks Elementary.
Timber Crest Park
Entry-level townhomes and condos built 2002-2004 in SE Prior Lake. 2BR condos around $225K+, 3BR townhomes around $290K+. Near the Hwy 13/Main Street commercial corridor with strong walkability to restaurants, parks, and retail. Near Bluff Heights Trailhead Park.
Glynwater
Wensmann-built townhome community off Glynwater Trail NW, built 2000-2001. 77 addresses. High ceilings, granite countertops, walkout patios. Range $280K-$560K+ depending on size and updates. Adjacent to Glynwater Park and the Prior Lake Pickleball Courts. Near Upper Prior Lake. NW Prior Lake, close to Hwy 169, Hwy 13, and CR 42 for commuting. Jeffers Pond Elementary.
Raspberry Ridge
Mixed community near Jeffers Pond with both Wensmann-built townhomes ($290K-$375K+, monthly HOA) and single-family split-levels ($515K-$541K+, no HOA). Adjacent to Raspberry Ridge Park. Blocks from Jeffers Pond Elementary and the park. NW/NE Prior Lake.
Other townhome/condo communities
Wilds Meadows — Entry-level townhomes within The Wilds community, $280K-$375K+. Jeffers Pond Elementary.
The Approach — Townhomes near The Wilds, around $300K+. NW Prior Lake.
Wilderness Ridge — Townhomes in NW Prior Lake, around $320K+.
Bluff Heights Townhomes — Townhome community in SE Prior Lake.
Senior living
For 55+ housing, Lakefront Plaza Condos (right in downtown on Main Ave), Grainwood Senior Apartments, Prairie Bluffs, and New Perspective offer different styles and price points. Options range from independent living apartments to assisted living and memory care, depending on the community.
What to think about as you explore
- Lake access: Direct lakefront, deeded association access with boat slips and beach, or proximity to public access. Very different experiences at very different price points.
- HOA: Some communities charge a minimal monthly fee for basic architectural controls. Others have a higher monthly HOA that covers everything including lawn and snow. The range is huge — know what you’re getting into.
- School assignment: Which elementary your address feeds into matters, and it’s changing for 2026-27. Check the district boundary tool for both current and upcoming maps.
- Commute routes: Your daily drive to Hwy 13, 169, or CR 42 varies a lot depending on which part of town you’re in. Drive the route at rush hour before you commit.
- Lot and home age: Prior Lake has everything from 1920s lake cabins to homes built last year. Age isn’t good or bad, but it changes what you’re budgeting for maintenance and updates.
