Prior Lake will vote Tuesday on 130 more homes at Vierling Ridge
The Prior Lake City Council will vote Tuesday, Nov. 10, on the second phase of Vierling Ridge, 130 homes by Pulte Homes east of Eagle Creek Avenue, between Fountain Hills Drive and Carriage Hills Parkway. The final plat, final planned unit development (PUD) plan and development agreement are on the consent agenda, item 5E.
The phase has 54 single-family lots, 46 townhomes and 30 twin homes on 29.718 acres, and it extends six local streets, the staff report says. Homes west of Surrey Lane NE are in the plan’s medium density area, and homes east of it are in the low density area.
The council approved the first phase, 46 lots, on Sept. 22. The overall plan, approved June 23 under the name Marlow Ridge, identifies 262 homes, and the city said in September that they will be built in phases over the next few years.
Under the development agreement, Pulte must finish the second phase’s streets, sidewalks, trails, water and sewer by Dec. 31, 2027. It must also pay the city $1,133,120 in fees, including $487,500 in park dedication fees at $3,750 a home. Once Fountain Hills Drive connects to County Highway 21, construction traffic will not be allowed on Carriage Hill Road NE or on other local streets not in the immediate vicinity of the site.
What's next: The council will meet at 7 pm Tuesday, Nov. 10, at City Hall, 4646 Dakota Street SE. Anyone can speak for up to five minutes at the public forum and ask the council to consider pulling the item from its consent agenda. The first phase story has more on the land and the full build-out.
