Vierling Ridge approved: work on the first 46 of 262 homes expected within weeks
Updated Sept. 25: Added from the city’s Sept. 24 news release: 262 units at full build-out, Fountain Hills Drive to County Highway 21 in 2027, and more grading and street work expected in the next few weeks.
The Prior Lake City Council approved the final plat, the planned unit development (PUD) plan and a development agreement with Pulte Homes for the first phase of Vierling Ridge on a voice vote Tuesday, Sept. 22, according to the meeting video and a city news release. More grading and street and utility construction are expected to begin in the next few weeks, the city said. The first phase includes 46 residential units: 12 twin home units, 12 townhome units and 22 single-family detached homes, according to the staff report.
The subdivision, along Eagle Creek Avenue NE and Carriage Hills Parkway, will be built in phases over the next few years and will total 262 residential units once completed, according to the release. Fountain Hills Drive is to be extended to County Highway 21 in 2027 as part of the first phase. The Vierling family has farmed the land since the 1860s, and the city calls the 400-plus acre property one of the largest pieces of undeveloped land in Prior Lake. Pulte’s project is the first of several developments planned there; the others have not been determined.
The first phase spans approximately 18.1 acres total, with approximately 12.4 acres for residential development and local streets, and approximately 5.7 acres for the dedication of Fountain Hills Drive and Surrey Lane public right-of-way. The development agreement includes construction of Fountain Hills Drive to a new intersection at County Highway 21, construction of Surrey Lane from Carriage Hills Parkway to Fountain Hills Drive, and the construction of portions of four local streets. Pulte Homes of Minnesota is the developer.
What's next: More grading and street and utility construction are expected to begin in the next few weeks, according to the city. Fountain Hills Drive is to reach County Highway 21 in 2027.
